【業務内容】
-Conduct property-level underwriting for existing real estate investments.
-Take ownership of achieving financial targets for managed assets, including preparation of annual budgets and presentation of strategic property plans.
-Collaborate with Property Managers and external consultants to develop and implement asset strategies aimed at maximizing property value.
-Engage and coordinate with external professionals—such as leasing agents and construction managers—to execute strategic plans effectively.
-Manage the annual external appraisal process, ensuring timely and accurate communication with appraisers.
-Prepare and distribute regular asset management reports to lenders and investors.
-Perform financial analyses to support investment decisions related to acquisitions, operations, refinancing, and dispositions.
-Partner with the transaction team on asset dispositions, including broker selection, buyer negotiations, coordination with legal counsel, and lender communication.
-Oversee refinancing processes, including lender selection, negotiation, and documentation, while monitoring compliance with debt covenants.
-Review monthly property management reports and forward relevant information to lenders.
-Identify, assess, and mitigate risks related to asset management, including operational audits.
-Uphold high professional and ethical standards with integrity and sound judgment.
-Collaborate with the acquisitions team on property purchases and sales, providing insight from an asset management perspective.

■不動産ファンドにおけるAM経験（自身でAM戦略を立案し、ハンズオンで実行できる方）
■ビジネスレベル英語力（流暢レベルは不要）
